BUILDING UP: Eugene-based Bineham Construction Inc.
will start work next month on a 10,000-square-foot headquarters building
for itself.
The company, owned by Brian and Linda Bineham,
recently bought a 0.86-acre lot at the Pioneer Business Park at West
First Avenue and Bertelsen Road in west Eugene.
Brian Bineham said the firm has run out of room at
its current location off Chambers Street, where it has about 3,500
square feet of space. Bineham said the steel building he plans to
construct at the business park will be a combination of warehouse and
office space. He expects the project to cost about $450,000.
Bineham Construction, around since 1981, specializes
in steel commercial buildings but also does some residential work. The
company employs 18 full-time workers and hires additional help when the
construction season heats up.
Next to the Bineham lot, business park owner Frontier
Resources LLC is looking to sell a recently completed 9,800-square-foot
building that Frontier built on speculation.
Alan Ruggles, a broker for Western Properties who is
marketing the building, said he is working with a potential buyer. He
said the buyer, whom he declined to name, would be an owner-occupant.
"With interest rates so low, it's a good time for a
growing business to move up," Ruggles said.
The park is zoned for light industrial and some
limited commercial uses.
Meanwhile, Frontier has moved to a new office
building fronting Bertelsen immediately north of the 35-lot business
park that Frontier is developing.
The 4,800-square-foot office and warehouse building
was formerly used as a forklift shop by the now-defunct Lane Plywood
Wood Cooperative, said Billy Sherritt, the park's manager.
Sherritt said Frontier, formerly based in Veneta,
wanted to be closer to the park and closer to Eugene. Frontier, which is
headed by Veneta resident Greg Demers, has sold its office in Veneta to
Pacific Wood Systems, a maker of wood ceilings used in upscale
commercial construction projects.
LOTS OF LOTS: Eugene developer Fred York is carving
up an 8-acre parcel into eight small industrial lots in west Eugene and
seeking people interested in either buying or leasing them.
The parcels, on West First Avenue between Seneca and
North Bertelsen roads, will feature fiber-optic cable service, said
Harry Ruth, a real estate broker who is marketing the properties and has
a minority interest in the project.
The project sits next to the Richardson Sports
sports-cap manufacturing complex, and York pursued the development in
partnership with Richardson, Ruth said.
In return for York giving Richardson a parcel of land
to expand on, Richardson is building a road into the area that will
serve both the Richardson development and York's subdivision, Ruth said.
The infrastructure will probably cost about $275,000, he said. York has
not yet settled on prices for the lots.
York bought the land about two years ago and has been
working on the subdivision plan ever since, Ruth said.
